Sloping Block Builders Melbourne
Inspire imagination and enjoy unobstructed views with a sloping block.

We Work With Slopes, Not Against Them
Don’t let a slope put you off – if you love the northern Melbourne area and the block otherwise ticks all of your boxes, a sloping block could be the perfect location for building the home of your dreams. Not only will you be able to take advantage of any phenomenal views the block has to offer, but you’ll also be able to create a unique design that is truly one-of-a-kind.
As an experienced sloping block builder, BP Building Concepts has built many split level homes over the years, so rest assured that we understand the unique challenges posed by such properties and how to overcome them.
What is a Sloping Block?
In the construction world, a sloping block refers to any site with a gradient that exceeds one metre of rise or fall over the building envelope. A steep block refers to any site with more than three metres of rise or fall between the highest and lowest points of the planned building area.
Split or multi-level homes are the designs of choice when it comes to sloping blocks. Think lofts, mezzanines, voids, dramatic high ceilings, and two storey windows – incredible design elements that aren’t always possible in traditional builds.

Uphill or Downhill Slope
Sloping blocks can generally be split into two categories, each of which poses their own unique challenges and advantages:
Upward Sloping Blocks
Building on the high side of the street is generally preferred, as the dispatch of stormwater and blackwater is easier to manage (gravity does most of the heavy lifting). Working upwards also affords easier site access, which makes the build less expensive. With earthworks, single slab homes are even possible on more gentle slopes.
Downward Sloping Blocks
Building on the low side of the street can offer greater design scope, depending on the severity of the slope. Piers and columns can be used to make the dwelling appear to float on air, while flat roof lines can often hide the dwelling from street view. Grand split-level designs are also popular. It should be noted, however, that drainage will certainly pose a challenge.

The Benefits of Sloping Block Construction
While the prospect of building on a sloping block may initially feel quite daunting, it’s important to note that it can offer many benefits over traditional flat blocks.
1. Natural Lighting
Thanks to the increased window space made possible in a split level house, natural sunlight will disperse fairly organically throughout the home with transformative effects.
2. Improved Privacy
The increased elevation can also afford your home with more privacy than those built on flat land. This can be great for entertaining, as well as bedrooms and bathrooms located near major roads.
3. Amazing Views
One of the most common reasons for choosing a sloping site is the views that it can afford the home. These can be taken in through large picture windows and alfresco areas.
4. Affordable Land
In many cases, sloped blocks are cheaper than flat ones because they are less desirable to build on. If you’re looking to pick up a bargain, this could be something to consider.
5. Unique Designs
Some truly incredible design elements are only possible with split and multi-level homes. This affords the homeowner the ability to create a unique property that is airy and welcoming.
Your Sloping Block Builders Questions Answered
What challenges might I face when building on a sloping block?
The most common challenge, particularly for downward slopes, is drainage – these blocks will usually require more planning and work to ensure they drain properly. These sites are also more likely to contain rock, which can increase the cost of the build.
Does it take longer to complete a sloped build than a flat one?
Yes, in most cases the process will take a bit longer. This is due to the extra site testing, excavation, and construction of retaining walls that may be required. The actual construction process, however, will be similar to that on a flat block of land.
Are there slopes that are too steep to build on?
No; thanks to modern building and landscaping techniques, a builder with the right expertise can build on almost any gradient. There are almost no blocks of land in suburban Melbourne above a 30% gradient (which is when additional challenges may be posed). We would love to assess your sloped block and discuss the possibilities.

The Sloping Block Builders Process
Sloping blocks always present some unique challenges, yet produce some of the most amazing results. We follow an in-depth process to ensure that your home is sturdy and well-drained.
1. Initial Consultation
We’ll begin by sitting down with you to understand your needs, budget, and vision. We generally like to assess the block in person, but photographs will suffice if this isn’t possible.
2. Surveys and Reports
We will need to obtain various surveys and reports so that we can understand exactly what we’re dealing with. This includes topographical surveys and soil reports.
3. Design and Customisation
We will work to understand all the factors that will inform the design of the home (such as where the best views are, the common wind direction, and where the light comes from).
4. Approvals and Permits
We will handle the approvals and permits process for you, ensuring that all relevant paperwork is provided in your application and that your plans meet all council regulations.
5. Excavation
It is rare that no excavation is required on a sloped block. We handle site preparation for you, ensuring that the resulting fill is removed and disposed of accordingly.
6. Construction
Our team of experienced builders will start bringing your plans to life, ensuring that adequate drainage and supporting landscaping are maintained for the integrity of the property.
7. Handover
Once construction is complete, you’ll have a chance to do a complete walkthrough of the home to ensure that everything is perfect. It’s then time to get the keys and move in.
